A new report shows that demand for Airbnb-style stays in Greece jumped 4.3% in September compared to last year, slightly ahead of the 3.9% increase in listings.
Even with a small dip in prices—average nightly rates fell 4% to about €169—and a modest 2% drop in revenue per room, occupancy climbed to 59%. That suggests travelers are extending their trips into fall, drawn by mild weather, smaller crowds, and cheaper stays. Many Greeks are also taking advantage of the quieter season to rediscover their own islands and coastal towns.
The shift is especially visible in popular spots like Athens and Rhodes. In Athens, bookings during the spring and fall now account for 41% of the year’s total, up from pre-pandemic levels, while the summer share has inched down. Rhodes shows the same trend, with more visitors choosing to come in the off-season—and even winter travel is growing as tourists come for hiking and cultural experiences.
Across Europe, short-term rentals have leveled out after the summer highs. In places like Spain and Italy, tighter regulations have slowed new listings but helped boost occupancy and revenue. Greece, however, is thriving without those restrictions, benefiting from steady demand and a flexible market.
Tourism officials see this as a major win. As other European cities tighten their rules, Greece’s open approach and year-round appeal are keeping both hosts and visitors happy. Looking ahead, analysts expect this off-peak growth to continue into 2026. Whether it’s soaking up autumn sun in Rhodes or exploring the Acropolis without the lines, Greece is proving that its rental market—and its charm—don’t end when summer does.
